Bathroom Remodel Cost 2026: Complete Guide to Pricing, ROI & What to Expect

Share at:

Bathroom quotes are hard to read. One homeowner on Reddit with a basic 5×7 bathroom got bids from $15,000 to more than $30,000 for the same job, and that spread is normal. The room is small, but almost every trade in the house has to work in it.

So here is the short answer. In 2026, the national average bathroom remodel costs about $16,500, and most homeowners spend between $8,000 and $45,000. Below we break that down by bathroom size, by scope and by line item, show what each budget actually buys, and explain how the big national cost guides arrive at such different numbers.

How much does a bathroom remodel cost in 2026?

Most of the price comes down to one decision: are you keeping the layout or changing it? Keep the toilet, shower and sink where they are and you stay in the first two tiers below. Move a drain or a wall and you are in the upper two.

Bathroom remodel cost by project tier, 2026 (USA Cabinet Store benchmark)
Tier 2026 cost range What it usually includes
Cosmetic refresh $5,000 – $10,000 Paint, lighting, faucets, toilet, mirror, a stock vanity. Existing tile and layout stay.
Mid-range remodel $16,000 – $28,000 Full demolition, new tile shower or tub surround, new floor, vanity with countertop, updated plumbing and electrical in the same layout.
High-end remodel $30,000 – $50,000 Premium or natural stone tile, frameless glass, custom or semi-custom vanity, some plumbing moved.
Luxury custom $60,000 – $120,000+ Primary suites with layout changes, curbless showers, freestanding tubs, heated floors and designer fixtures.

The $16,500 average sits near the bottom of the mid-range tier on purpose. It describes a typical full remodel of a hall or guest bathroom with professional labor, not a cosmetic touch-up and not a primary suite. If your bathroom is small, start with our small bathroom remodel cost guide, which goes deeper on 5×5 and 5×7 rooms.

Why national cost guides disagree

Search this topic and you will see averages from about $12,000 to over $26,000. None of them are wrong. They measure different jobs.

How major sources report bathroom remodel costs
Source Reported figure What it measures
Fixr (updated Jan 2026) $12,000 average; $6,000 – $18,000 typical A blend of partial and full remodels, including smaller jobs.
NerdWallet (updated Feb 2026) $6,600 – $18,000 typical Typical remodels; extensive high-end work runs far higher.
Cost vs. Value Report 2025 $26,138 mid-range; $81,612 upscale A full professional remodel built to a fixed specification, priced nationally.
USA Cabinet Store 2026 benchmark $16,500 average; $8,000 – $45,000 typical Full remodels with professional labor, from cosmetic-plus refreshes to high-end hall and guest baths.

Averages that include small partial jobs pull the number down. The Cost vs. Value report prices a complete professional remodel to a set specification, which pushes it up. When you compare a contractor’s bid to any of these, compare it to the row that matches your scope.

Bathroom remodel cost by size

Size matters less than people expect. A 5×8 bathroom and a 5×10 bathroom need the same toilet, the same vanity, the same shower valve, the same permit and the same parade of trades. The extra 10 square feet mostly adds tile.

Estimated 2026 bathroom remodel cost by size (USA Cabinet Store estimates; your quote depends on scope and location)
Bathroom size Sq ft Cosmetic refresh Mid-range remodel High-end remodel Mid-range per sq ft
Powder room / half bath (no shower) 25 $2,500 – $6,000 $7,000 – $14,000 $15,000 – $25,000 $280 – $560
5×7 small full bath 35 $4,000 – $8,000 $14,000 – $24,000 $28,000 – $42,000 $400 – $685
5×8 standard full bath 40 $5,000 – $10,000 $16,000 – $28,000 $30,000 – $50,000 $400 – $700
5×10 full bath 50 $5,500 – $10,500 $17,000 – $28,000 $32,000 – $52,000 $340 – $560
8×10 large hall or guest bath 80 $6,500 – $11,000 $18,000 – $28,000 $35,000 – $55,000 $225 – $350
10×10 large hall or guest bath 100 $7,000 – $12,000 $20,000 – $35,000 $40,000 – $60,000 $200 – $350
Primary suite, about 120 sq ft and up 120 $8,000 – $15,000 $29,000 – $50,000 $51,000 – $80,000 $240 – $415

These are our estimates for 2026, built from the tier ranges above. The 5×8 mid-range row lines up with the Cost vs. Value Report 2025, which priced a mid-range remodel of a small bathroom at $26,138 nationally. Expect the top of each range in high-cost metros and the bottom in smaller markets.

Chart of 2026 bathroom remodel cost by size from powder room to primary suite
Small bathrooms cost more per square foot because fixtures and trades do not shrink with the room.
Helen Yasar, Showroom Associate at USA Cabinet Store

Helen’s tip — Helen Yasar, Showroom Associate, Fairfax

Measure the room and the shower opening before you shop. If your shower can take a standard 60-inch door or a stock vanity width, you skip custom glass and custom cabinetry, and that alone can keep a hall bath in the mid-range tier.

Bathroom remodel cost per square foot

For larger bathrooms of roughly 80 square feet and up, a mid-range remodel usually works out to about $180 to $350 per square foot. Small bathrooms run much higher per foot, often $400 to $700, because the expensive parts are fixed costs. A toilet, a vanity, a shower valve and a permit cost the same in a 35-square-foot room as in an 80-square-foot one.

That is why per-square-foot pricing is a sanity check, not a quote. Use the size table above for small rooms, and use per-square-foot math only to compare bids on larger rooms with similar scope.

National guides land in the same territory. Fixr puts the average near $120 per square foot across all project types, with a range of $70 to more than $400, while NerdWallet reports $70 to $250. Both include partial remodels, which is why they run lower than full professional remodels.

Cost by bathroom type: half, guest and primary

Half bath or powder room

With no shower or tub, a powder room is the cheapest bathroom to remodel. A cosmetic update runs about $2,500 to $6,000. A full remodel with new tile floor, vanity, toilet, lighting and possibly a wall-mounted toilet runs about $7,000 to $14,000.

Hall or guest bathroom

This is the classic 5×8 full bath, and it is where the $16,500 average lives. A mid-range remodel in the same layout runs about $16,000 to $28,000. Swapping a tub for a walk-in shower is common here; Fixr prices a tub-to-shower conversion at $1,200 to $10,000 depending on the shower. Our bathtub vs. shower guide and walk-in shower ideas help with that decision, and if you are going the other way, see our shower-to-bathtub conversion guide.

Mid-range hall bathroom remodel with a tiled shower, white shaker vanity and porcelain floor
A same-layout hall bath remodel like this typically runs $16,000 to $28,000 in 2026.

Primary (master) bathroom

Primary baths cost more because they carry more: a double vanity, a separate tub and shower, more lighting and often a layout change. Plan on about $29,000 to $50,000 for a mid-range primary remodel, $51,000 to $80,000 for high-end, and $90,000 to $120,000 or more for a spa-level build. Our high-end bathroom budgeting guide walks through where that money goes.

Primary bathroom remodel with a double vanity, freestanding tub and frameless glass shower

Primary suites cost more because they carry a double vanity, a separate tub and shower, and more lighting.

Accessible and universal design bathrooms

Curbless showers, grab bars, wider doorways and comfort-height fixtures add cost. The Cost vs. Value Report 2025 priced a universal design bath remodel at $42,183 nationally.

Where the money goes: cost breakdown by component

Here is how a typical budget splits, using Fixr‘s component breakdown applied to our $16,500 benchmark. Your split will shift with your choices; a frameless glass shower or a custom vanity moves the numbers fast.

Typical share of a bathroom remodel budget, applied to $16,500 (percentages from Fixr)
Component Share of budget On a $16,500 remodel
Shower or tub 25% $4,125
Vanity and storage 25% $4,125
Fixtures (faucets, showerhead, toilet, lighting) 10% $1,650
Tile work 10% $1,650
Plumbing and electrical 10% $1,650
Countertop 6% $990
Doors and windows 5% $825
Budget cushion 5% $825
Permits 4% $660
Bar chart of a $16,500 bathroom remodel budget split by shower, vanity, fixtures, tile, plumbing and permits
Shower and vanity each take about a quarter of a typical bathroom budget.

Demolition

Tear-out and haul-away typically runs $1,000 to $2,300, according to NerdWallet. Heavy cast-iron tubs and mortar-bed tile push it to the top of that range. If your contractor bills it separately, Fixr puts it at $600 to $2,300.

Vanity and countertop

Vanity and storage is one of the two biggest line items. A stock vanity keeps costs down; a semi-custom or custom vanity with a quartz or natural stone top is where budgets climb. Browse bathroom vanity types and our countertop options to see the range.

Shower and tub

The shower or tub is the other big line item, and the gap between a prefabricated surround and a custom tiled shower with frameless glass is wide. Check standard shower sizes before you design; standard sizes let you use stock doors and pans.

Toilet

Fixr puts a standard toilet at $200 to $600 before installation. Smart toilets with heated seats and bidet functions cost several times more and usually need a new outlet behind the toilet.

Flooring and walls

Porcelain tile is the default for bathroom floors because it handles water and wear. Tile installation labor alone runs about $8 to $14 per square foot, according to Fixr, and complex patterns like herringbone or small mosaics cost more to set. Painted drywall outside the wet zones is the cheapest wall finish. See our tile collection and bathroom tile styles.

Lighting and ventilation

Layered lighting (vanity lights plus an overhead fixture) and a properly sized exhaust fan vented outside are small line items that protect everything else. A weak fan is how new grout and paint end up stained with mildew.

Labor and trade rates

Labor typically makes up 40% to 65% of a bathroom remodel, according to both Fixr and NerdWallet. A bathroom needs a plumber, an electrician, a tile setter, a drywall finisher and often a glass installer, each with their own minimum charge and schedule.

Typical trade rates for bathroom remodeling (Fixr, 2026)
Trade Typical rate
Plumber $75 – $150 per hour
Electrician $70 – $130 per hour
Carpenter $75 – $125 per hour
Handyman $50 – $100 per hour
Tile installer $8 – $14 per sq ft
Drywall installer $1.50 – $3.50 per sq ft
Painter $2 – $7 per sq ft
Interior designer $50 – $450 per hour

Rates in high-cost metros sit at or above the top of these ranges. That is one reason the same bathroom can cost a third more in one county than the next.

Costs most first quotes leave out

The number on a first estimate is rarely the number on the final invoice. These are the items that most often show up later.

Common extra costs in a bathroom remodel
Item Typical cost Source
Permits $100 – $1,000 NerdWallet
Changing the floor plan (moving plumbing and electrical) About $5,000 extra NerdWallet
Water damage repair found during demolition $500 – $4,500 Fixr
Mold remediation $500 – $1,500 Fixr
Layout design services $600 – $1,700 Fixr
Contingency for surprises behind the walls 10% – 20% of the project Our recommendation
Helen Yasar, Showroom Associate at USA Cabinet Store

Helen’s tip — Helen Yasar, Showroom Associate, Fairfax

Set the contingency aside before you pick finishes, not after. In older homes the surprise is usually behind the tile: soft subfloor, an old leak or undersized pipes. If you never touch the cushion, it pays for the upgrade you skipped.

Tariffs and 2026 prices on vanities and cabinetry

Imported wooden kitchen cabinets and vanities have carried a 25% Section 232 tariff since October 14, 2025. A presidential proclamation signed December 31, 2025 delayed the scheduled increase to 50% until January 1, 2027, for countries without a trade agreement with the United States (Federal Register).

For a bathroom budget, that mostly affects imported vanities. Cabinet and vanity lines made in the U.S. are not subject to the import tariff, which is one reason we steer value-minded projects toward domestic lines. You can compare the lines we carry on our cabinet products page. If your project runs into 2027, ask whether the vanity on your quote is imported and whether the price is locked.

Does a bathroom remodel pay off? 2026 ROI

A mid-range bathroom remodel recouped 80% of its cost at resale nationally in the Cost vs. Value Report 2025, the most recent edition. Upscale remodels recouped far less, because buyers rarely pay full price for luxury finishes they did not choose.

Bathroom projects in the Cost vs. Value Report 2025 (national averages)
Project Job cost Resale value Cost recouped
Bath remodel, mid-range $26,138 $20,915 80%
Bath remodel, universal design $42,183 $25,812 61%
Bathroom addition, mid-range $60,645 $32,347 53%
Bath remodel, upscale $81,612 $34,000 42%
Bathroom addition, upscale $111,255 $40,526 36%

Two takeaways. If you plan to sell within a few years, a mid-range remodel that keeps the layout is the safer bet. If you are staying 10 years or more, resale math matters less than whether the room works for you every morning.

What your budget gets you: $5,000 to $50,000+

Up to $5,000

A cosmetic refresh, and usually some of your own labor. Paint, new lighting, a new mirror, new faucets and showerhead, a new toilet and possibly a stock vanity. Existing tile and the tub stay. Full demolition and new tile will not fit this budget with professional labor.

$5,000 to $10,000

A thorough refresh with professional installation: new vanity and top, toilet, faucets, lighting and new flooring. The shower or tub surround usually stays or gets refinished.

$16,000 to $28,000

A full mid-range remodel of a hall or guest bath in the same layout: demolition to the studs in the wet areas, new waterproofing, a tiled shower or tub surround, new floor, vanity, fixtures and lighting.

$30,000 to $50,000 and up

How to cut costs without cutting corners

  • Keep the layout. Moving a drain or toilet is the single biggest cost jump in most bathrooms.
  • Design around standard sizes. Stock shower doors, pans and vanity widths cost less and arrive faster than custom pieces.
  • Spend on what you touch, save on what you see. Put money into the shower valve, waterproofing and vanity; choose porcelain tile that looks like stone instead of real stone.
  • Tile where it matters. Full-height tile in the shower and paint elsewhere costs far less than floor-to-ceiling tile on every wall.
  • Choose a stock or semi-custom vanity. Many semi-custom lines offer the sizes and finishes people assume require custom work.
  • Make every selection before demolition. Changes after the walls are open are the most expensive kind. Our guide to saving on a bathroom remodel has more ideas.
Helen Yasar, Showroom Associate at USA Cabinet Store

Helen’s tip — Helen Yasar, Showroom Associate, Fairfax

Bring your selections list to the showroom on one visit: vanity, top, tile, fixtures, lighting, mirror and hardware. Seeing them together catches mismatches early, and it is much cheaper to change a tile on a sample board than on a wall.

How to get an accurate quote: a checklist

Use this list when you request bids. Quotes that answer every line are much easier to compare.

  • Written scope that says whether the layout stays the same
  • Who supplies the finishes, and the allowance for each (vanity, tile, fixtures, glass)
  • Whether permits and inspections are included
  • The waterproofing method behind the shower and under the floor
  • Demolition, haul-away and protection of the rest of the house
  • A start date, an expected construction length and what happens if materials are late
  • Payment schedule tied to milestones, not dates
  • Warranty on labor and who you call if something leaks
  • At least three bids compared line by line, not just by the total

For timelines, see how long a bathroom remodel takes: most projects need 2 to 6 weeks of construction and 2 to 4 months from signed contract to final walkthrough.

What homeowners say about bathroom remodel quotes

We read the threads so you do not have to. The quotes below are from real Reddit discussions, lightly condensed, with our take on each.

“I’m planning to remodel my bathroom around 5×7 or 6×8 with basic updates like shower, tiles, and fixtures, nothing high-end or complex, but the quotes I’m getting are between $15K and $30K+”

u/midasweb, r/HomeImprovement

Our take: That spread is normal for a full remodel of a small bathroom. A same-layout 5×7 remodel lands around $14,000 to $24,000 in our estimates. Bids above $30,000 usually include something extra, like moved plumbing, premium tile or a frameless glass enclosure, so ask each bidder to list exactly what is in scope.

“There’s a fixed cost to just getting workers on site and a small bathroom still has all the same fixtures and detail work as a large bathroom.”

u/blacklassie, r/HomeImprovement

Our take: Exactly right, and it is why small bathrooms cost more per square foot. The toilet, vanity, valve, permit and every trade’s minimum charge stay the same whether the room is 35 or 80 square feet.

“Changing plumbing is the expensive bit.”

u/while_youre_up, r/BayAreaRealEstate

Our take: Agreed. If you can live with the current locations of the toilet, shower and sink, keep them. Moving them means opening floors and walls, rerouting drains and venting, and often a permit with more inspections.

“I had 33 items to buy. All those 33 things kind of have to match!”

u/RunImpossible5864, r/BayAreaRealEstate

Our take: This is the part most people underestimate. Vanity, top, wall tile, floor tile, grout, faucets, showerhead, lights, mirror and hardware all have to work together. Choosing them in one place, with samples side by side, saves time and returns.

“spent about 6k total, the original GC quote was 14k.”

u/CCWaterBug, r/HomeImprovement

Our take: Acting as your own general contractor can save real money if you have the time to schedule trades and the skill to handle the parts you do yourself. The trade-off is that coordination, delays and any warranty questions become yours.

Frequently asked questions about bathroom remodel costs

How much does a bathroom remodel cost in 2026?

The national average bathroom remodel costs about $16,500 in 2026, and most homeowners spend between $8,000 and $45,000. A cosmetic refresh runs $5,000 to $10,000, a mid-range remodel of a hall or guest bath runs $16,000 to $28,000, and high-end remodels run $30,000 to $50,000 or more.

Can you redo a bathroom for $5,000?

Yes, if it is a cosmetic refresh. $5,000 can cover paint, lighting, faucets, a new toilet, a mirror and possibly a stock vanity while the existing tile and layout stay. It will not cover full demolition, new tile and professional plumbing work.

What is the most expensive part of a bathroom remodel?

Labor is the largest cost, typically 40% to 65% of the budget. Among materials, the shower or tub and the vanity are the biggest line items, and moving plumbing to change the layout is the single biggest cost jump.

How much does it cost to rip out and replace a bathroom?

A full gut and replace of a standard 5×8 bathroom in the same layout typically costs $16,000 to $28,000 in 2026. Moving plumbing, adding frameless glass or choosing premium tile pushes it to $30,000 to $50,000.

How much does a small bathroom remodel cost?

A mid-range remodel of a 5×7 bathroom runs about $14,000 to $24,000, and a powder room without a shower runs about $7,000 to $14,000. Small bathrooms cost more per square foot because fixtures, permits and trade minimums do not shrink with the room.

How much does a master bathroom remodel cost?

A mid-range primary bathroom remodel typically costs $29,000 to $50,000. High-end primary remodels run $51,000 to $80,000, and spa-level builds with layout changes can exceed $90,000.

How much does a bathroom remodel cost per square foot?

For bathrooms of roughly 80 square feet and up, a mid-range remodel works out to about $180 to $350 per square foot. Small bathrooms often run $400 to $700 per square foot because the fixed costs are spread over less space.

What is the 30% rule for renovations?

The 30% rule is a budgeting guideline that says total renovation spending should stay at or below about 30% of your home’s current value. It helps avoid putting more into a house than the neighborhood will support at resale.

Does a bathroom remodel add value to a home?

Yes. A mid-range bathroom remodel recouped 80% of its cost at resale nationally in the Cost vs. Value Report 2025, while upscale bathroom remodels recouped 42%.

How long does a bathroom remodel take?

Most bathroom remodels need 2 to 6 weeks of construction and 2 to 4 months from signed contract to final walkthrough, once design, ordering and permits are included.
